Apartments, condos & HOAs
Entry that works for residents, deliveries and the people who manage it.
Multi-family technology has three audiences with different needs and one budget. Residents want to get in without thinking and let a delivery in from wherever they are. Management wants a record and a way to revoke access the day somebody moves out. And whoever owns the building wants none of it replaced in three years.
What usually brings someone to us.
- “Residents prop the door because the intercom is unreliable or slow.”
- A propped door defeats every other measure in the building, and it is a symptom rather than a behaviour problem. Intercom that reaches a resident's phone in seconds and a credential that works first time remove the reason. Then door position monitoring tells management when it still happens.
- “Deliveries are a daily argument.”
- Because most buildings never designed for them. A delivery path — video intercom to the resident, a defined package room with its own access and camera coverage, and a record of every entry — turns it into a routine rather than an exception somebody has to manage.
- “Somebody moved out months ago and we're not sure their fob still works.”
- Credentials rather than keys, tied to a unit and revocable the same day, with a record of who entered what and when. Retrieving a physical key from a former resident is optional; disabling a credential is not.
- “The gym and the roof deck have equipment nobody can operate and half of it is broken.”
- Amenity AV gets used by residents with no training and no support desk, so it has to be the simplest thing in the building: fixed sources, presets, a control anyone can understand, and hardware rated for the conditions it is actually in.
- “The system in the building was fine when it went in and is unsupported now.”
- A real risk in multi-family, where the install outlives everyone involved. We favour platforms with a support path, document what is installed, label both ends, and leave you able to hire somebody else.

Multi-family is the market where documentation matters most, because the building will outlast the contractor, the manager and the property owner. Labelled, documented and on a platform with a support path is worth more here than any feature.
What goes in
Scoped for the room, not off a price list.
Certified on the platforms this uses
- Tenant directory intercom with video, and calls that reach a resident's phone rather than a handset they have to be home for
- ButterflyMX and comparable platforms — we hold the ButterflyMX certification for exactly this work
- Access control at lobby, garage, amenity and service doors, with credentials revoked on move-out
- Camera coverage across entries, lobbies, corridors, garages, mail and package rooms
- Package and delivery access handled deliberately rather than by a propped door
- Amenity space AV — gyms, lounges, roof decks and party rooms — designed to be run by residents without support
- Building networks and wireless for common areas, management and building systems
- Structured cabling risers and pathways that a future contractor can work in
- Outdoor-rated audio, video and lighting for courtyards, pool decks and roof terraces
